What's it Really worth?

Independent Certified  Appraisals of Value of  Medical Centre’s, Medical  Practices, Day Surgeries or Private Hospitals  are a complex specialist area of  Business Valuation because they are often valued under a different appraisal/ valuation methods  to other types of professional practices or specialist  or businesses.

Whilst many professional  practice valuations are commonly conducted on a multiple of gross fees or earnings per annum,  medical  practices, day surgeries or private hospital  “businesses” are valued differently because of the underlying  combination of  Government  funding and  rebate schemes,  the transient nature and registration requirements for doctors and Government compliance requirements and the demographics and service history of the patient catchment  area.

With the increasing cost of compliance and overheads  'Risk' is becoming a major element of Medical Practice Valuations.  Our Certified Appraisals of Value evaluate 17 seperate  areas of the practice to establish the degree of risk before calculation the Capitalisation Rate and Return on Funds Invested  to determine "Real Value".  This is then  compared to prior Sales of Like Practices/Day Surgery/Private Hospitals to determine the Market Reality of "'Price".   Often 'Real Value' and 'Market Price' can be two very different numbers.
